Question for the Experts: Do you anticipate more price reduction in Hayward, more specifically Stonebrae?

It looks like prices have dropped significantly there, and I was wondering if you experts would recommend waiting until October, or making the plunge now.

I know that no one has a crystal ball, but you guys would have a better guess than I would. Thank you!

Hi Kraig,

With new homes it really depends on how long it is going to take the builder to sell all the homes. If it is taking too long, they will keep reducing till they get rid of all the inventory or they stop building more for a while till all the ones in the previous phase have sold. They may even offer more free upgrades and options instead of reducing the price or do a little of both.

You should really check with Stonebrae as to what their current situation is.

As far as waiting till October, after checking with Stonebrae, you will know more. Maybe you may have longer to wait for your house to be built because of the weather in the winter and the rains, they may slow down. So it depends on when you want to move in the new house.

We have seen a significant drop in home prices in Stonebrae. The most important question I would ask is what your motivation to move is. Do you need a home now? Many buyers feel that they can just keep waiting. Prices have dropped and money is available although with tighter restrictions. I repeatedly get asked this question from buyers and right now is a great time to buy. Your agent can negotiate a number of things besides the list price for you. Many buyers have found the perfect home at a great price this January-June that met all their needs. You are right we do not have crystal balls and if I did I would have a 1-900 number and only do consulting.

So, if the time is right for you to buy, make sure you are represented by an Agent. It cost you, the buyer, zero dollars and you get the support and professional assistance you need. And don't wait too long till we find ourselves faced with yet newer challenges in this strange market.
