Is there any way to compare prices from month to month or quarter by quarter or does it just compare yoy?

As John stated - you can do that in through the MLS. In the GSMLS, got to Analysis and then click on Area Stats and select your data to compare.

Sure, you should be able to break sales down by quarter in the MLS and then export them to execel.
