i have a 2 bedroom 2 bathroom condo in hackensack, it's in a very good location and it's a midrise. i want to
sell the condo but I am pretty worried about it. There are 49 listings in hackensack for similar condo in the range of 250K to 400K. What should I do, should I forget about selling and try renting the place?

Well, that depends on if you HAVE TO sell it. If you can pay your monthly bills off of the rent, then wait the martket out a bit. If you need to sell , get in three good realtros and compare what is out there versus your place, make some appointments and go see a few of them. If you will get beat by them, hold off and rent it out. If you have a quality priduct in line with the main stream sales, then go for it.
Make sure you are priced correct and give it a shot. You can put the place on the market for both rental and sale at the same time. If you get agood qualified tenant, then go that way, you may also get a buyer. Good luck. Thu Mar 20 2008, 19:05

One of the things you need to think about: real estate is a commodity not a product. What does that mean? The buyer sets the price. The buyer decides the value of a home or condo. If the other condos in your building are still up for sale after a month, what does that tell you? They want too much. No amount of marketing, open houses etc will make a $200,000 condo selling for $300,000 any more appealing to a buyer will it?
In my area, home prices have gone down 15%, 8% last year. They will keep falling, then it will take awhile to come back to the price they are today. So, the longer you wait, the less your condo will sell and more condos will come on the market. Want to sell your condo? Price it below everyone else- doesn't work? Drop it again. The buyer of your place shows up the 1st 10 days you are on the market. You don't want to scare him away. BTW- if you want to purchase a home in Morris County, give me a call. It depends on which building it's in and how much it's worth -- and I can certainly help you find that out. My office does alot of business in Hackensack, and I would be happy to help you find out the facts and make a pro and con list. Each apt is different, shows differently, and the way it's exposed to the marketplace can make the difference. The other question is whether you need the money from the condo to purchase something else -- that can help you decide whether to rent it or not. Give me a call!
