No agent, in an internet forum like this one can tell you what your home should sell for. Some questions that need to be answered are: Is it a Charlton model, or an Adams unit - is it in the front, original part of the complex with the stucco exteriors? Is it updated, or does it have the original kitchen and baths? These are just some of the many questions that need to be answered by a realtor, as part of doing a full (and, may I add, FREE !) market analysis of your home. So many variables enter into the picture when it comes to pricing. Not only the condition and style of YOUR home, but also what the competition ( other listings in your area) looks like and has sold for. Find a realtor, and let then help you answer this question!! By the way, I'm free next Tuesday at 2 !!! I have been successful marketing units in your complex, most recently, with the use of buyer incentives as an add -on value. The maintenance fee in your complex is on the high side (yes, I know you have a fabulous clubhouse and amenities,), but the monthly fee can seem high to a buyer new to the area. On my last listing there, the seller offered to pay the first 6 months maintenance to help the buyer with the high amount of closing costs associated with a sale. There are so many optiions that can factor into your final sale p[rice, and what you will ultimately sell for. Wth aggressive pricing and an up-to-the-minute marketing plan, your condo will be sold! My partner, Gert Janett and I do a lot of business in Eagle Ridge and know the complex extremely well. The price of your unit will depend on it's condition and location within the complex. 3 bedroom units range from about $374,000 to over $500,000 if it's pristine and has a NYC view. We'd be happy to show you the comparisons and do a full comparative market analysis for you.....just give me a call or drop an email. Right now there are a total of 20 total units active on the market in Eagle Ridge, 11 of which are 3 bedroom models. There are 4 under contract, 2 of which are 3 bedroom models. Hi Stephen,
I owned and lived in Eagle Ridge for several years before buying a house so I know the development well. Sounds like you have an "Adams" end unit. That's the only one with a 2 car garage. Do you have a basement and is it finished? Have you done any upgrading since they were built in the late 1980's? What location are you in? The Adam's is the largest unit ,very desirable with the extra garage and family room usually that you did not mention. Some locations are better backing up to the ridge or with large grassed areas in the back. Have an agent in the area do comps for you; what's sold, under contract, under attorney review. If you're eager to sell, price it slightly under of active listings. Good luck!
