I have our home listed with a flat fee broker and are wondering if it is too high for gulph mills. The house

has been totally renovated from top to bottom except we changed it from 4 bedroom to 3 to make a large master suite!!! Just looking for some feedback for gulph mills, pa

With all due respect, let me ask you this. You paid a flat fee MLS entry only service, and now you are asking us for advice?
There are a couple of issues that I need to address:
1. Your property is listed with a broker that does not provide advice. You are own your own. Doesn't that concern you? If everytime you have a question you post it to Trulia, even if we are the smartest Realtors in the world, we really cannot help you. Why? Because we don't know three things:
Your home, your personal situation, and your local market. We need to know all three things to help you.
2. Did you interview a few Realtors before you selected your current method? You can still talk with Realtors, although your property is listed, if YOU initiate the contact. The Realtor Code of Ethics prohibits us for contacting you when your home is listed.
3. How did you set the price? In most markets there are more homes for sale than buyers, so the rule of thumb is that only about 20% of the homes are properly priced, the rest sit. 20% sell in the first 30 days, and the rest sit. The reason that most homeowners hire a Realtor is to find out:
What needs to be done to prepare the home for sale
The likely selling price
How long it will take to sell

The problem is that even if you got the right answers, the answers change over time. A new listing comes on the market, another lowers it's price, anothers sells at a price lower than listed, all these factors make selling a home more like playing chess.

I think you should talk with a Realtor ASAP to get a handle on this situation.
