SW Cape

I currently have a SW Cape Coral home with Gulf access. I am looking to sell so I can purchase a home in the

Alva area with more land. My home was appraised for $405,000 just 6 months ago and was wondering if I listed at #370,000 is that still too high for the market? My home is down SW 26th Place. Thanks

Hi Tim, Before lowering and what I call de-valuing your property, please get a CMA, comparative market analysis to evaluate what is happening in this market shift. You need to also get a knowledgeable realtor that understands this market and knows how to market you property to its full value. Hi Tim,
I pulled your house up on tax records, and I don't think your out of range in price at all. I would be happy to do a full market analysis, and take a look in person. If you e-mail me specific details, I can give you a better idea. I have seen a huge pick up personaly in Gulf access homes, and it has not slowed down, but has picked up more.
