How do I know how much my house (with large property- 10 acres) is worth in Howell, NJ? What is the best way?

Hi Ana
You can find out 2 different ways one would be by having a few real estate agents give you a broker price opinion & compare the data. If you have 10 acres & it is subdividable your porperty will be worth more than a home with 10 acres that is not. Also the style & square footage of your home will have an impact on the value. The 2nd way to truly know what your home is worth is to hire a fee paid home apppraiser. That will cost you a few hundred dollars up front but will be as accurate as you can get. Fee paid appraisers will also base your homes value on the sq footage, location, condition & again the use of the land. Fee paid appraisers use the exact same sales data that agents use but it will give you an unbiased opinion.

Ana,

The best (and only) real way is to have a realtor or broker take a look at the home and property. We visit the home, list all the homes features, location and amenities and then we'll do a CMA (Comparative Market Analysis) and compare your home to recently sold properties. We also compare teh home to teh current competition of homes on the market. You have a 10 acre parcel so there won't be as much compatition as if it was a simple, development home.

This CMA procedure will give us a fairly accurate estimate of it's worth in todays market. Of and course, we do expect a cup of coffee while we are there. (LOL!)

The size of the home, condition, location, number of beds and baths all play a serious role. The zoning in Howell is also a very big determining factor as the value can go up or down based on it's ability to be subdivided or not.

Hi Ana,
To find out what your property is worth you would need to have someone to a market analysis. Realtors do this by seaching for similar properties that have sold like yours in the past 6 months. When looking for a Realtor be sure you locate one that works with land, developers, and new construction builders. This will be a good indicator that they would have contacts for you and good ways to market your property.
