Hi Jessica,
www.AtlantaCondoAdvisor.com andhttp:// www.AtlantaTownhomeAdvisor.com
Here is a new one taking presales on the corner of Briercliff and LaVista rd. Convenient to Virginia Highlands, Lindbergh Center, Buckhead and Midtown. Close to Emory University, Agnes Scott College and some of the best shopping, entertainment and dining in the area.

Best of luck!
Jessica,
If you go to any major Atlanta Broker's website you should be able to get linked into FMLS which will give you a lot of search options. I of course recommend: www.yourownsanctuary.com, but searching on Trulia or Realtor.com would also be good options. I don't normally refer buyers to other brokerages websites, but before I got my license, and was house hunting: I found the Atlanta Intown website to be very user friendly.
However, I think you should start working with a Realtor who is knowledgeable about the area in which you're looking and let he or she do all the leg work for you. I and thousands of other Realtors specialize in Atlanta intown real estate - You shouldn't have a problem finding a qualified one, eager to assist you.
If you have any additional questions, or want me to run a personalized search for you - then please don't hesitate to contact me!

Lisa Crowder's website, www.showing247.com is the very best virtual tour site for Intown Atlanta properties.
Hire an agent who has a thorough knowledge of the submarket, and go get yourself a really good deal.

You can customize your own site athttp:// www.movetoatlanta.org. Then you will be emailed when homes that match your needs come on the market. Obtain an in depth analysis of the communities by clicking the Market Snapshot link. Good Luck..
Here's a site that advertises new developments exclusively:
http://www.atlantanewhomesdirectory.com/
But if you're working with an agent, you should get her or him to create a custom gateway for you on FMLS. She can specify search parameters to return only results meeting your criteria (including date of construction). If you don't have an agent, I'd be happy to set up a gateway for you (no obligation). :)
Here is one of the best webiste, you can search by any criteria and location you desire. www.kstrealty.com
Jessica,
