Buying in Crown Point Indiana ( 46307 ) : 2 bedroom has a better resale value. .

buying a 1Br condo used to be a poor investment years ago, they say buy a 2Br instead, more marketable.
Well today we have many single buyers looking for their first purchase and a 1BR condo suits their needs and in effect is very resellable. Of course I am in Northern Bergen County NJ, which is close to NYC, I cannot speak for other areas in the US. With more single professional people looking to invest in Real Estate the 1 BR condo is a very good choice.

In addition to the points already made, I'll add that it depends on the location. A small 1 BR 1BA located near a major sports stadium, or a location like the River District in New Orleans would have significant value and investment potential. It would however be difficult to resell by conventional means.

At the right price, nearly anything can be a good investment...at the wrong price, anything can be a poor investment.

If a one bedroom condo is all you can afford, then...that's all you can afford. Make sure you're getting a good value.

With today's lifestyle (home offices, exercise rooms, etc.), many singles want a 2 bedroom property. And couples really like 3 bed/2 baths. But my first real estate purchase, years ago, was an efficiency. And it worked out fine.

In CP unless you can get the condo at a discount, it is not a great investment. That being said even if you pay retail for a condo, you could keep it as a rental property after you want to move somewhere else. Good Luck.- Mark

Difficult to say. It's true there is a smaller market for 1 bedroom condos vs. 3 bedroom 2 bathroom single family homes, however that’s not to say there is not an investment to be made there. Price is what you pay, value is what you get so for the right price it could be a great investment or a poor investment just like any real estate decision I think you should find a real estate agent in your area that you trust and let them show you what the market is doing in your area for the particular 1 bedroom condo you are considering.
