Franklin Lakes and the surrounding areas are terrific! Most schools in Bergen County are great as well. Nearby Mahwah ( bordering FL) has just been sited at THE BEST place to Live in Bergen County by NJ Monthly Magazine based on a variety of factors including schools, taxes, homeprices, etc. And, nearby Oakland was also sited in the top 50 best locations by Money Magazine so...you would do well to look in and around Franklin Lakes to get the most for your money and what exactly suites your particular needs. The school in Franklin Lakes are exceptional and highly ranked Many families move here just for the schools and calm, grounded lifestyle. Here are two links where you can find great information on the schools , test scores, and community: www.BeckyBoomsma.com and http://www.greatschools.net/modperl/go/NJ. Each town in this area has it's own elementary school district. However, the high school system, The Ramapo Regional HS District (Ramapo and Indian Hills High Schools), is shared between Franklin Lakes, Oakland, and Wyckoff. The schools and communities also have terrific recreational programs for children. You would be hard pressed to find better schools, wonderful community, ,and area to live in - in any of these towns. Oakland was voted in "The Top 50 Places To Raise Your Kids, 2007" by Business Week Magazine. You can also find a video on the Home Page of my website that provides and overview of this area and these three towns. You are headed in the right direction to build a new home in this area. Franklin Lakes is an outstanding town to purchase in - My office is in Franklin Lakes - You may also want to try the town ofWyckoff which is the next town over - both are outstanding towns and great schools ! you will not be dissapointed !

Franklin Lakes is a nice town. Really nice homes. Not as much of a community feel as some of the surrounding towns. Alot of people use Wyckoff as their town. Both towns have great school systems.
Franklin Lakes may actually be a bit better just in Ratio of Child:Teacher, etc. It is a much wealthier town.

Just one more piece of information. Since the market has changed in recent months, I just wanted to mention that there are some new consrtuctions available on beautiful, (not busy) roads in your price range. I can tell you all about them.

I live and work in Franklin Lakes, and I can say that the school system is excellent. The commute to NYC by car is about 30 minutes with no traffic. Frankin Lakes is a wonderful place to live and raise children. There are three elementary school grade K - 5, one large middle school, and two high schools that you can choose from.

I have spent the last 2 years working in HAckensack. Hackensack to NYC is a 15 min ride in light traffic.

If you're looking in Hackensack I would suggest the Fairmount Section. Also, check out the school report for this town.

If you're looking to spend less than $300K I would suggest a 2 bedroom condo. Otherwise we're talking about a knock down, or a less desirable neighborhood.

I live in Teaneck. Again, $300K is going to get you a nice condo. Not a house, unless it need MASSIVE renovation.

RE: commute, most people going into NY use the bus. Bus stops are pretty much everywhere. In heavy traffic it's about 45 min to Port Authority.

Hi Chris,

Hackensack is nice. The downtown area is congested, but the suburbs are worth taking a drive through. The north side is very convenient to shopping and Route 4, and prices are higher there. Driving to NYC from Hackensack will take you about 45 minutes unless there is unusually heavy traffic. I have created a report showing all closed sales in Hackensack over the past 6 months. Franklin Lakes is a great town to buy your home. It has an excellent school system - elementary all the way through to the regional high school. In addition to Franklin Lakes, there are some great new construction homes in your range in Mahwah, Wyckoff, Ramsey, Midland Park, etc. (all in the same northwest Bergen County area). They all offer great school systems and easy commutes to NYC.

Having lived in and sold new construction in Bergen, I can tell you it is popular for its schooling and commute to NYC(there are also great restaurants,shopping, and parks). For schools it is best to look up school reports. you can do this through our website which is listed below. Additionally, call the schools and arrange for a visit. Most are more than accomodating and nothing beats a first hand view of school. The superintedant's office is usually a good place to start for this, and then you can try the various principals. Good luck, Bergen is a great county.

Hi Karen,

Franklin Lakes is a highly desirable community. So much so that a typical vacant buildable lot will cost you $750,000 on a busier road, about $1,000,000 to $1,100,000 in a decent but not top neighborhood, and $1,200,000 to $1,800,000 in top areas like Urban Farms.

That doesn't leave you much to build a nice new house if you are in the 1.3 to 1.4 million dollar range. And you are definitely not better off "settling" for new construction on a busy road. Especially for your first home.

So I'm going to post some interesting data for you to consider. First, every single family home in Franklin Lakes from $1,000,000 to $1,500,000. Second, every piece of land currently available on the MLS system. And third, a really nice school profile report for Bergen County.
