Interested in moving from Somerset to Hillsborough for the schools. Likeing a new development on Ethan Ct.

Their prices have been the same online for over 6 months now,($639-668K). What is a reasonable lower price to offer on a new development (% wise) and are they less likely than an established home seller to go lower?

We almost bought a home there but glad we didn't. You can deal on the base price but the options (and everything is optional) will really run up the price. We bought at Country Classics where the base price is pretty much it but you can deal on the options. The cost of the options is much lower overall so you'll get more house for your money.

FIRST ANSWER

You can have a buyer agent represent you. Recently, some builders have begun negotiating on their base price. Until recent times, it was more common to see a builder throw in upgrades or premium lots in lieu of altering a base price.

The onsite representatives work for the builder and are motivated to earn the most they can by selling to you a higher price. Builder often provide incentives to seller representatives for stronger performance for the builder. A buyer agent will work in your best interest. If you have already registered at a building site, the builder will generally not recognize your buyer agent. :-(

A resale home usually has more flexibiity in pricing when you compare the offering price of a builder to the offering price of a homeowner. There are builder incentives out there we consider the inclusion of those the starting point.
