Mark, are you talking about co-ops, or condos? There is a difference; When you purchase a co-op, you actually purchase a certain amount of shares and usually have to have an interview with a board that is in charge of a co-op, with a condo, it is similar to owning a house. According to NJMLS, there are no co-ops available for sale, only condos, and there are 12 co-ops in Fort Lee. You have to pay maintenance in each one and depending on a board in a co-op, or an association in condominimum, it includes various things. Maintenance on a 2 br 1 bath in Fort Lee ranges from $600.00 to $1500.00 p.m. depending on a building. If you would like more information, or would like to see what's available, contact me directly. Let me give you 2 examples in Fort Lee. A co op unit at 2400 Hudson Terrance with 2 beds and a bath is offered at $165,000. It is a co op and the maintenance is $1,015. A similar unit at 1450 Palasade Ave is offered at $349,000 and the maintenance is $770. This is a condo.

The maintenance depends on what kind of building (amenities) you are looking for. It runs from $570/mo for 1 bedroom apartment in Plateau Gardens to $3,540.00/mo for 2 br 2.5 bth in Plaza. Just in case I what to add, usually co-op maintenance include maintenance of the property, taxes and at least some utilities. Every building has its own rules.
