I am thinking of buying a condo in at Centreplace in Edison Garden. Any Advice?
This is a new development in South Edison by Lennar. The model I am looking at is called Metro, from $304,000, 1,381 Square Feet, 3 Bedrooms, 2 Bathrooms. Is it worth it? What can I expect the property taxes to be like? All advice, all suggestions welcome..
Anybody out there on Trulia Voices staying in this complex? Thanks a lot.

Zack, I am thinking to donate some Ipod to Piscataway JFK Library for people like you to borrow FREE. Well, if it takes you one gallon of gas to drive to borrow free and back home and return the following week and back home, your wish is come true. You use an Ipod for a week for one gallon.
I am even thinking to buy this new 5br 3hba house right next to Piscataway JFK Library not far from The Centerplace at Edison http://maps.google.com/maps?f=d&hl=en&geocode=&saddr=40.511711 Why? I heard 2nd phase of Centerplace at Edison jump 20% from $400,000 to $500,000, and these 9 proposed new homes priced only $579,900. Then, I can virtually donated all my books, toys (like Ipod) ...etc to JFK Library for kids, others to use, and, of course, I can walk over to JFK Library anytime to use it too. My mom can walk over to Senior Center right next to JFK Library for FREE breakfast every morning with hundreds of all other senior citizen there, and they may go back to their Senior Housing right next to it, and of course, my mom would come home, and besides, her senior friends can walk over to my home visit my mom, no need to worry about gas price... The brand new YMCA Piscataway Community Center going to be built right next to JFK Library, so my kids can enjoy it, and maybe my grand children in the years to come. Want to get full score on SAT? like 9 students from Piscataway High School did? So, my son can tutor your kids at JFK Library after school when your kids can just walk over from Piscataway High School to JFK Library. You know for full SAT score you can obtain full scholarship to best university Rutgers Univ right next to JFK Library, or, if your kids are ambitious, then get go to UC Berkeley or many top schools like Yale, MIT, Princeton, U Penn, Columbia, Stanford, Cornell, Harvard, ...etc. like other peer students. Never purchase a home from a seller or builder UNLESS YOU HAVE YOUR OWN real estate agent representing you. Do you know there is brand new (2004) Middlesex Academy of Science hosted at Middlesex County College right next to Centerplace at Edison that won #1 in NJ Science League Physics competition over hundreds of other high schools? High school students can take course here to apply both high school requirement and earn college credit with honor courses. Some even taught by college professor. Many people who bought the community has the hope that their kids would go to the best Science high school in NJ yet right next to home. I was planning to buy a condo at Berkeley http://berkeleyhousing.blogspot.com/ for my son's 4 year study there, but for $500,000 condo there I could rent one for $1,500; it may be wise for me to buy one here and rent one there, with the same amount, I am sure I can rent the luxury 3br townhouse here at Centerplace for $3,000 because Gale at Edison Hollow South http://raspberryct.blogspot.com/ already rented her 1br 1ba for $1,400 last year. I may be considering renting out my luxury 3br townhouse at Centerplace for 800 gallon of gas instead of depreciating dollars, for gas price $3.5 x 800 is $2,800 to start with, and if next year the gas price goes up to $4, I will collect $3,200 a month. So, if gas price goes up to $8 per gallon like in Germany now, I think my 800 gallon monthly rent would be $6,400 rent a month. By the way, if you rented my townhouse, your kids would benifit on NJ Star Scholarship because he got top 20% in high school with free tuition to first two year college in NJ, that is up to $100,000 saving for two years. And if he got above B average, say, at Middlesex County College, can walk from Centerplace at Edison, he can go to best public university Rutgers Univ for another two year FREE thru NJ Star II to Pharmacy major with 200 admitted out of 6000+ applicants. Rutgers is the #1 leading research university on Stem Cell and NJ Governor Corzine just get top Stem Cyte company open 5 sites in NJ. Your kid would be either in the top filed of Stem Cell or working at Johnson and Johnson making $150,000 a year after Rutgers Univ; you would be very happy. I saw this community. The model homes look good, but the prices are ridiculously high for the location. It neither has any train station within walking distance, nor a convenient bus transportation , nor good schools equivalent to North Edison. The so called bus service runs every ONE hour and that too from a bus stop on the main road, after 10 minutes walk. If you stay here, you will have to drive to Metuchen ot Metropark station to park your car, and remember, parking is NOT available for months on these stations. Their sales are going pathetically slow, because of horrible prices. I think the builder is still living in total denial of the market situation. They are offering 6 months mortgage payment and 50,000 $ free furnishings for all other locations except New Jersey. Hope they open their eyes soon and sense prevails on them.
The so called "All you want" Townhomes worth half a million does not even have a Microwave !!! Can you believe this. The community has a small pool and a basket ball court (still in construction stage for months), and NOT even a Tennis Court. The community raised the monthly maintenence by 50% in after just 6 months after sale of Phase 1 homes. What a blatant rip-off. Internal roads are in bad shape, grass is poorly maintained. Not sure for what are they asking this big money for. These units will be an extremely bad investment in current market. I think if they want to sell, they have to reduce prices by at least 25 %. Because of NEW construction, Property taxes for Condos are as high as 6,500 $ and as high as $9,500 for Townhomes................... PREPOSTEROUS .. when you get brand new single family homes in its vicinity for 25% less and of with 50% more space. This is a TOTAL LOSS proposition. Wake up Lennar !! you will feel it is the best buy. I saw in Chinese newspaper http://74.208.7.182/ saying Ching won Gold Medal of 2006 (may be also 2007) which is very unusual successful as a realtor who need to sell over $10 million, and in 2006 and 2007? when even Greenspan could not handle the real estate.
Any, I was one of the crowd rushing to see Centerplace the other weekend, and I got shock that it was so crowd, I saw at least 100 buyers during my stay. And I talk to everyone there willing to chat with me, (hey! nice model room, nice sofa, nice everything!), and here are some of my impression and good points: 1. It is right next to famous Middlesex County College that has NJ Stars http://www.njstars.net/ scholarship for first 2 year college education FREE with top 20% high school students. So, you save $100,000 tuition, then for NJ Stars II with college B average and above, one can go to public university like Rutgers Univ, also nearby, to save another $100,000. This advantage make buying at Centerplace both very advantageous for owner occupied like yourself, or investment. Just think about when you move to bigger home later, many families or MCC students want to rent, well, walk to MCC. 2. Another even attractive reason, as one parent said, there is a new high school called Middlesex Academy of Science based on MCC that won #1 NJ Science League of Physics Competiton over hundreds of all other high schools in NJ, so you are sure that many families with high school kids, going to move over here. Moreover, many courses taught by MCC professor, and credits can apply to both high school requirement and MCC college credits. 3. Somehow, I met mostly Indian and Chinese families in the model there, and they told me that they have many friends around the area. This is to say, if one family bought and move in and like, their friends WILL MOVE IN in the future, so the demand seemed to be guaranteed. 4. Many young couple with both husband and wife working, one husband told me he working at NYC, and wife working at Philly, and #813 bus can go to Metuchen Station to NYC, and #814 bus go to New Brunswick Stn to Trenton then Septa to Philly. So, these are NJ Transit bus, so the transportation seemed to be permanent. In fact, we also visit MCC open house (and had nice free lunch) and checked out the student center to confirm the bus and found on website http://www.middlesexcc.edu/aboutmcc/control.cfm/ID/2531 5. Edison is top 3 safest area in New Jersey, the other two are Brick and Toms River area (both hard to commute but with easy access to nice Jersey Shore). If you look at relocation forum such as city data, you will find 9 out of 10 families relocating from out of state to NJ include "safety" is one of their requirement, so you know the whole area has reason to be booming. e.g. Maple Wood at Piscataway http://maplewoodsatpiscataway.blogspot.com/ sold 54 units in past two and half months, the sales told me they were the #1 new construction in NJ (gee! he was worrying about it will sold out soon and be laid off???) I feel, since Maple Wood will soon be sold out, Centerplace at Edison could be the next #1. (well, when I was there, I found many NOT YET Build units have been sold). 6. It is very close to huge Kam Man Asian Market off Rt 1. You can take a look at this Mill Pointe info which is on the other side of Middlesex County College http://southjersey.craigslist.org/search/rfs?query=edison+mi most info also applies to Centerplace. You shall understand why many Chinese families also moving to the area from Queens NY and Northern NJ. 7. If you just visit a few, you shall agree, Centerplace is a STEAL. and since the IT industy is moving down to Greater Edison area, demand will follow. e.g. Raritan Center area used to be warehouse, now many IT companies moved over, you see many IT professionals coming to the area, so Centerplace is right there. There are three other more aware IT hub, one is Metropark Train Stn area, another one is Edison Train Stn area, and Centenial Av of Piscataway. Now, you got Raritan Center/Middlesex County College area. 9. If you go China, ask them where is United States, they will tell you Edison NJ (to them Edison NJ is the same as NYC, 40 minutes train and not crowd). If you ask people from Taiwan, where are their warehouses? Edison, more precisely, Raritan Center, so ... I have just visited this complex and I have seen all the available models
The Metro was really nice but the prices start at the350s for this model - the Soho was 298 - and I have done the comps on these and they are selling at the askinf price - no exceptions. For this price I feel it is a good deal - the units come with new GE model refrigerators, dishwashers, and microwaves. Washer and dryers also included. The fact that this complex is just about 2 miles from Metuchen train station (to NYC) and less than 10 miles to Metropark station (also NYC train) - the resale value will be a nice return in a few years time. What is their occupancy ratio? New construction tends to nickel and dime one all the way to the bank. What is actually included in the purchase price? Models tend to be upgraded to the max,
GET comparable sales history, either from your buyer broker or county records. while there you can find out future property tax information/ramifications.
