I look at it a different way. I find it odd that a seller that has had a house on the market for 180 days would lose a sale over a couple thousand dollars and mineral rights.
I will take a break from looking for a while to see what else may come on the market.

Bruce just gave you a "hint" of what a GREAT Realtor knows how to do.... always break it down to the ridiculous! A very large part of our job relies on our negotiating abilities. However the unfortunate thing is that no matter how GREAT your Realtor may be, if you are in a co-broke situation the other Realtor may be a total "tool"
I've seen people fight over $15......on a $300,000+ transaction. It's the principal of the thing ya know. In the end the customer is right and all we can do is fight as hard as we can for what you want. Everyone has a breaking point, the problem is the other side just doesn't know what it is and the agents in the middle don't know what it is. For us it's a business transaction. When it's that close we hate to see you loose the house for $20/month especially if you have had a hard time finding the perfect home.
