Thank you for your feed back it is much appreceated. I looked for the Sembler Project. did you mean the Brookhaven one? I could not find one closer than that one. It will be amazing. I feel that our project is very unique and location and price point is our strong points. You can walk next door to the Whole Foods. I am really intrested about the things that you dont see driving around. Like feeling of the community from people that live and work there. Thanks Judy for your imput as well very helpfull.

Judy sums it up really well. I would add that unincorporated Dekalb's lower taxes are an advantage and that no matter how or when the neighboring N. Druid Hills and Briarcliff transformation comes about, that project led by the folks at Sembler will have a massive impact on the entire area.

My only question to you, Luis is why are you and your partners building condos in an already densely inventoried submarket? They better be unique, remarkable, value-rich, amenity-loaded, perfectly located, secure and inexpensive for the submarket. Otherwise, welcome to the world of high-pressure pre-selling and lethargic consumer sluggishness.

There are lots of great things about that area, Luis. First of all, it is close to town but not intown. It's close to Lenox and Phipps, Emory University and Hospital. It's a straight shot out Lavista to 285. It's minutes to I-85 at North Druid Hills. One of the biggest things going for it is that it is within walking distance to Beth Jacob Synagogue, which is one of the draws of that area. Orthodox Jews don't drive on Sabbath which makes that a perfect location. Obviously you cannot promote your place as such but it's very important to know that. Great area.....good luck with the project .
