I'm looking to buy but property taxes in NJ are a joke- Besides Alpine, what towns in Bergen have low (or

Franklin Lakes has beautiful higher priced homes and lower taxes than some of the surrounding towns.
Another option to savings is to look at the foreclosure market. There are numerous properties in Franklin Lakes, Saddle River, Oakland, and Wyckoff in foreclosure. With the help of an experienced agent to navigate the often confusing foreclosure market you can find a gem at a great discount. Well Andrea, If you're still looking....
for higher priced homes ($2 million +) your options are Saddle River, Alpine and Englewood Cliffs. In the average for Bergen County range ($750+) I'd suggest Woodcliff Lake, Montvale, Mahwah and Paramus. Though you can definitely find lower priced homes in those towns as well. Property taxes are not as bad as they seem. They are deducted on Federal Income Tax and the state gives you a rebate on the RE Taxes. It is one of the only ways NJ gets back some of the tax dollars it sends to Washington DC. I mean it would be great if we had a guy like they do in West Virginia or Alaska to send us our money back to our state, but we don't. If they reduce the RE tax then they will just increase the taxes on something else. That something else may not be deductible on our Fed Return. Then the joke will really be on us.

Paramus also has lower taxes and lower priced homes than Alpine, Saddle River, and Englewood Cliffs.

Depends on the price range...If you are looking for towns like Alpine, check Englewood and Saddle River.
