Kathy, I want to be snide and say something like"good luck with that" or "let me know how that works out". I have a list of about 10 prospective buyers looking for just that. Everyone is looking for that 3-5 acres of ready to build land close to the expressway and shopping...at a reasonable price. Problem is the demand is greater than the supply! I will add you to my list and if anything comes up I will let you know. There are only a few properties that I know of "off the market" besides the MLS listings, that may fit your criteria minus the utilities. Lots of subdivision lots 1.5 acres and under in the Pendleton - Smithfield area.

This might be too far from shopping but they are very nice, water lines at the road, electric too of course. They're on Cedarmore Rd. Lot 2 is 8 acres for $37500. Lot 9 is 6 acres for $33000.
